Abstract
The following study looks to attempt to create a model for predicting gentrification as seen through a rise in median land value in Philadelphia. The study uses data provided by the American Community Survey to track the change in Median housing and rent values from 2010- 2014 at the tract level. The purpose of the study is to see if it is possible to systematically determine which variables a developer takes into account when choosing a new neighborhood in which to invest. Results from the model indicate that the primary indicative variables are spatial interaction variables, or the presence of certain variables in surrounding neighborhoods.
